ASSET BASED LENDING
Stage Point Capital provides investors with unique access
to asset-based lending investment opportunities. Our Fund
makes loans of short duration and high cash yields across
a diverse Borrower geographic base. The loans are secured
by real estate and guaranteed by one or more principals of
the corporate borrower. The Fund adheres to conservative underwriting
practices: loans are made only on the basis of a first mortgage,
and the debt ratio is targeted not to exceed 70% of the value
of the property after its refurbishment.
Private lenders are often the only source of capital for
financing real estate developments and property renovations
and can provide investors with high yielding investment opportunities.
RISK MANAGEMENT & UNDERWRITING
Risk management and underwriting are the underpinnings of
Stage Point Capital's success. Our principals have extensive
experience in every aspect of real estate investment, development,
and finance, and posses local knowledge of the markets where
loans are originated. Stage Point Capital uses third-party
appraisers and inspectors as part of its due diligence in
assessing the value of assets for which loans are being considered.
Additionally, Stage Point Capital performs regular on-site
inspections at every property that it lends against during
the period of the loan. Our process is designed to ensure
that in the event of a forced liquidation of the property,
there is sufficient collateral to repay the loan.
Stage Point manages all aspects of the process from sourcing
transactions, underwriting, inspections and handling any workout
situations that may arise.
